Long-Term Outlook on the Demand for Mortgages in Canada
註釋This report attempts to define plausible trends in the demand for mortgage credit in Canada over the next 25 years. It reviews the theoretical literature on mortgage lending and house financing, then presents results of principal empirical studies on the relationship between the average value of mortgage debt and the price of housing. An overview of mortgage market trends and a subsequent empirical analysis focusses on the study of four indicators: change in mortgage debt outstanding, number & value of new mortgage loans, and loan repayments. Examination of trends of these four elements leads to estimation of a statistical model that allows understanding of which economic & demographic variables influence those elements. The report then highlights the role played by five variables: average real household income, interest rate on residential mortgages, inflation rate, average real house prices, and population changes in the 25-34 and 25-54 age groups. The last section uses the relationships identified in the model to establish conditional projections of the four elements.
